Who We Are
I came to real estate with a background in Human Resources, Accounting and Banking Management- giving me over 20+ years of working with contracts, going over fine details, crossing off checklists and time management.
I have 8 years of experience as a CAR Certified Transaction Coordinator and Forms Trainer.
My passion is compliance, paperwork, keeping current with the new laws and risk management. My job is to help ensure a smooth transaction from listing/contract to close and to make sure that your file stays in compliance and it is submitted accurately.
Your time equals money. NAR has reported that it takes 30-45 hours to close a transaction. When you hire our team, our role is to give back to you many of those hours while we work with your paperwork, chasing documents and signatures. You get those hours back to prospect, lead generate, give better customer service and grow your business making you more money.

Listing Services
Audit all listing documents to make sure they are complete and not missing any signatures
Send in SELM to board
Enter transaction into broker system (if any)
Open pre-escrow and request the Preliminary Title Report before sending out disclosures
Order Natural Hazard Disclosure Report
Request Escrow to coordinate with seller to order HOA documents if needed
Send an introduction email to seller with instructions to complete the disclosures
Prepare listing disclosure documents and set up the signature process with sellers in Glide and Docusign
Upload disclosure package including inspections and reports, to agents preferred online method (Disclosures.io/Homelight, Glide or Google Docs, etc) and provide a link for the disclosures
Contract to Close
Review all contract documents to make sure that they are fully executed and signed
Open escrow if it has not been done
Prepare a timeline and send introduction out to all parties
Enter the transaction in broker system, upload and file all documents (of preferred broker system)
Provide a transaction specific email address for correspondences if system provides one
Send disclosures and reports for signatures including any additional broker specific items
Verify that EMD has been made
Update file and make sure that file is complete
Request any missing signatures or disclosures if needed
Keep track of contingency removals
Order home warranty
Send file updates to agent and co-op TC throughout transaction
Continuously audit file to make sure that file is complete
Provide closing link to agent via broker compliance system, Dropbox or Google link

Obtain required forms, signatures, initials from all parties and upload all documents to clients broker portal
